Alpena
Habitat for Humanity Northeast Michigan is set to construct three new homes for local families on Bedford Street in Alpena. With construction already underway, the homes are scheduled to be completed by the fall of 2025, providing much-needed housing in the community.
The three homes will be located at 307, 317, and 321 Bedford St., conveniently situated near Ella White Elementary School. Construction began with foundation work on April 18, 2025, and these homes are expected to be move-in ready by October 2025.
The land where the new homes are being built previously housed older structures built in the 1920s and 1930s. These buildings had been abandoned and were determined to be beyond repair, which led to their demolition. Prior to this, the State Land Bank in Lansing allocated $500,000 to the Alpena County Land Bank for property acquisition and environmental studies to ensure the safety and suitability of the site for new construction. Environmental contaminants were found in the original structures, necessitating their removal to pave the way for the new homes.
Home Specifications and Eligibility
Residents interested in acquiring one of the newly constructed homes must undergo a qualification process designed to ensure they can afford a mortgage. As part of this process, families are required to contribute “sweat equity,” meaning they will physically assist during some phases of the building process, fostering a sense of ownership and community involvement.
Among the new homes, two will feature three bedrooms, one bathroom, a living room, a kitchen, a one-car garage, as well as both front and back porches. These homes will be located at 317 and 321 Bedford. The third home, situated at 307 Bedford, is designed as a two-bedroom home and is designated for a retired teacher who has never previously owned a home. This targeted approach underscores Habitat for Humanity’s mission to support unique community members in their journey toward homeownership.
Project Management and Partnerships
The construction site is being managed by Dave Marchlewski for excavation services, while Bryan DeCare Masonry is overseeing the overall construction. The modular homes at 317 and 321 Bedford are being supplied by Ritz-Craft Corporation out of Jonesville, while the home located at 307 Bedford is being built with traditional stick construction. This collaboration brings together local expertise and resources to meet the needs of future homeowners effectively.
Throughout the planning and implementation phases, Habitat for Humanity Northeast Michigan has worked closely with Montiel Birmingham, the Alpena Planning, Development, and Zoning Director, as well as the Alpena County Land Bank. This partnership highlights the importance of community collaboration in addressing housing shortages and supporting local families in their pursuit of homeownership.
Community Impact
Habitat for Humanity’s efforts extend beyond providing shelter; they aim to create sustainable and supportive environments for families to thrive. The long-term impact of homeownership can provide stability, financial security, and a sense of belonging within the community.
